FROM PRE-QUALIFIED TO FUNDED: HOW TO BUILD A LENDER-READY DEAL

October 14, 2026 · 5 min read

Getting pre-qualified or pre-approved feels like the finish line. It isn't. It tells you a lender is willing to look at you. It doesn't tell anyone whether the property in front of you is worth financing. Pre-approvals are typically conditional, and the property itself still has to be underwritten.

The gap between "I'm pre-approved" and "this deal is funded" is where many investors stall. Here's how to close it with FORGE's Deal Analyzer and Capital Radar.

Pre-Approval Is About You. Funding Is About the Deal.

A pre-approval mostly measures the borrower: credit, income, assets. Funding depends on the deal: the price, the value, the income, and the exit. That's even more true for private money. As we covered in How to Raise Private Capital for Your First Deal, private lenders underwrite the deal first and you second.

So the job after pre-approval is to turn a property into a package a lender can say yes to.

Why the Numbers Carry More Weight in Q4 2026

Financing costs more this fall. Freddie Mac reported a 30-year fixed-rate average of 7.40% as of October 15, 2026, compared with 6.27% a year earlier (Freddie Mac PMMS). In September, the Federal Reserve raised its policy rate range to 3.75%–4.00% (FOMC statement).

Lending standards are mixed. In the Fed's July 2026 survey, banks reported easing somewhat on commercial real estate loans in Q2, while most said standards were still at the tighter end of their historical range (Federal Reserve SLOOS).

When money is expensive and lenders are selective, a vague pitch doesn't get far. Clean numbers do.

Also keep in mind that a pre-approval reflects your situation and market conditions when it was issued. If rates have moved since then, ask your lender what still applies.

Step 1: Underwrite the Deal the Way a Lender Will

Start with the Deal Analyzer. It has two underwriting engines:

Upload a document, such as an offering memorandum, a rent roll, or a contract, and ARIS pulls the numbers for you. Then look at what a lender looks at. Do the comps support the value? Does the income cover the debt? For income properties, DSCR (debt service coverage ratio) is the number that answers that question directly.

Illustrative example, for demonstration only. This is not an actual deal and not a guarantee of results; individual outcomes vary. Ask ARIS whether a triplex is a good BRRRR candidate at $214K, and it runs the comps, the rehab estimate, and the post-refinance DSCR, then tells you whether the rents support the debt. A conversation like that tells you whether a deal is worth taking to a lender before you spend a lender's time on it.

Step 2: Stress-Test It With ARIS

Before you send anything, push on it. The ARIS AI Coach is available 24/7. You can ask what happens if the rehab runs over, if rents come in lower, or if the rate on your loan ends up higher than you planned. ARIS asks what matters about this property, this market, and this offer, and it reasons through risk, numbers, and the next step with you.

Check the market as well. The Market Oracle gives a Buy, Watch, or Avoid verdict for any market, based on income, home values, rents, vacancy, and mortgage rates. A lender will think about the market. You should get there first.

Step 3: Export a Lender-Ready PDF

When the numbers hold up, the Deal Analyzer exports a lender-ready PDF. Add supporting material from the Document Vault, which holds professionally built contracts, scripts, SOPs, and credibility packets, so your package looks like you've done this before.

Step 4: Find the Money That's Already Moving

A long list of lenders who technically exist is less useful than a short list of lenders who are funding right now. Capital Radar matches your specific deal to private lenders actively deploying capital in your target market.

Your pre-approval is still useful. It may be the right fit for some deals, and private capital may fit others. The point is to know your options before you're under contract and on a deadline.

Step 5: Rehearse the Ask

Pitching a lender is a skill. In the Real Estate Lab, you can negotiate live against ARIS playing a hard money lender, and then get a scored debrief. Keep the pitch short and lead with the numbers, and be ready to walk away from a structure that doesn't work.

Step 6: Keep the Deal Moving

Log the deal, the lender, and every contact in the Deal CRM. ARIS links each contact to its deal and flags anything that has gone stale after 30 days, so a financing conversation doesn't quietly die over the holidays.

The Bottom Line

Pre-approval opens the door. A lender-ready deal is what gets you through it. FORGE can't promise anyone financing, and no honest tool can. What it does is give you the numbers, the package, the practice, and a short list of active lenders, all in one place.
