Q4 IS THE QUARTER TO LINE UP YOUR 2027 DEALS

October 14, 2026 · 5 min read

Most investors treat the fourth quarter as a wind-down. The holidays come, sellers go quiet, and the plan becomes "I'll start fresh in January." The investors who start fresh in January usually spend the first quarter doing the work they could have done in the fourth: building lists, underwriting, and finding capital. The ones who open January with deals already in motion did that work in October, November, and December.

Here's why Q4 2026 rewards preparation, and how FORGE helps you analyze, find capital, and act before year-end.

The Market Isn't Waiting for January

Borrowing costs have climbed this fall. Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed-rate average at 7.40% as of October 15, 2026, unchanged from the week before and up from 6.27% a year earlier (Freddie Mac PMMS). That benchmark covers conventional purchase loans for strong-credit borrowers with 20% down. Investor loans are priced differently, but the direction matters.

On September 16, the Federal Reserve raised the federal funds target range by a quarter point to 3.75%–4.00%, citing inflation that "remains elevated" (Federal Reserve FOMC statement). The Fed has two meetings left this year, October 27–28 and December 8–9 (FOMC calendar).

Nobody can tell you where rates go next, and we won't pretend to. The practical point is that when money costs more, your margin for error shrinks. A deal that worked on loose math at a lower rate may not work now. That makes Q4 a bad time to guess and a good time to underwrite carefully.

Underwrite Now, Not After the Holidays

Your 2027 pipeline starts with the numbers. FORGE's Deal Analyzer has two underwriting engines in one tool: comps-based analysis for 2–4 unit residential, and income-cap math (NOI, cap rate, DSCR) for 5+ unit commercial. Upload a document and ARIS pulls the numbers, then exports a lender-ready PDF.

At higher rates, DSCR is often the number that decides whether a rental or small multifamily deal pencils. Running it now, on real properties, tells you which deals still work and which ones only worked in your head.

Before you commit to a market, check it. Type any market into the Market Oracle and you get a scored verdict of Buy, Watch, or Avoid, based on income, home values, rents, vacancy, and mortgage rates. That's a quick way to sort the markets worth a deeper look from the ones to set aside for now.

Build the List While Everyone Else Is Off

Deals still get made in the fourth quarter. There's simply less competition chasing them. FORGE's Property Search surfaces pre-foreclosures, absentee owners, high-equity and vacant properties, and tax-delinquent leads, ready to work.

Save those leads to the Deal CRM, which is built into FORGE. ARIS can see your pipeline directly, flags deals that have gone stale after 30 days, and links every contact to the deal it belongs to. A list built in November is a list you're already working in January.

Line Up Capital Before You Need It

Capital is a timing problem. The worst time to look for a lender is after your offer is accepted. Lending conditions are mixed: in the Federal Reserve's July 2026 Senior Loan Officer Opinion Survey, banks reported somewhat easier standards for commercial real estate loans in the second quarter, but most said their CRE standards were still at the tighter end of the range they've used since 2005 (Federal Reserve SLOOS, July 2026).

Bank credit isn't your only source of capital. Capital Radar matches your specific deal to private lenders actively deploying capital in your target market. It isn't a generic list; it shows you the money that's already moving. Pair it with the lender-ready PDF from the Deal Analyzer, and you can talk to a lender with your numbers already in hand.

Don't Let Year-End Tax Deadlines Sneak Up on You

The calendar matters for taxes too. Two items to raise with your CPA this quarter:

FORGE's ARIS AI Coach covers tax strategy alongside wholesaling, flipping, rentals, STR/MTR, multifamily, and commercial, so you can work through the questions before your CPA meeting. It doesn't replace your CPA. It helps you show up to that meeting prepared.

Your Q4 Checklist

  1. Run your three best prospects through the Deal Analyzer at today's rates.
  2. Check each target market in the Market Oracle.
  3. Pull a Property Search list and load it into the Deal CRM.
  4. Find lenders already deploying capital in your market with Capital Radar.
  5. Book your year-end tax conversation with your CPA.
