For a long time, real estate investing education ran on one playbook. A free event leads to a paid workshop, and the workshop leads to a coaching package that can cost tens of thousands of dollars. We know that playbook well. Our founder, John Dessauer, spent years in the live-event world, on stage and at the back of the room. He watched thousands of people pay real money for a weekend of information and then leave with no one to help them apply it.
That model is under real pressure now, and it should be. This post isn't about any one company. It's about the model, why it puts nearly all the risk on the student, and what's replacing it.
How the High-Ticket Model Shifts the Risk
In the classic high-ticket structure, the student pays first and finds out later whether it was worth it. The seller is paid in full on day one. The student carries the cost, the learning curve, and often the debt, whether or not a single deal ever closes.
That isn't just our opinion. The Federal Trade Commission's consumer guidance describes the pattern in plain terms:
- The FTC warns that a free or low-cost "system" can quickly turn into a money pit, "costing you tens of thousands of dollars for mentoring or other services" that promise success "but leave you deep in debt instead" (FTC: When a Business Offer or Coaching Program Is a Scam).
- On real estate investment training specifically, the FTC says these programs often promise you'll be "coached to success each step of the way," then push additional levels of training. It adds that for most people who buy in, "the pay-off doesn't match the promise" (FTC: Investment Scams).
- The FTC's red flags include guaranteed income, a "proven system to make money," high-pressure tactics, and success stories that may be fake or misleading (FTC: How to spot and avoid business coaching scams).
The FTC has also taken action against high-pressure real estate coaching programs that relied on these tactics. Those are the extreme cases, and plenty of educators teach honestly. Still, when the whole price is paid up front, the seller's incentive ends at the sale.
Regulators Are Watching the Model
The scrutiny is broader than individual cases. In October 2021, the FTC sent a Notice of Penalty Offenses on deceptive money-making claims to more than 1,100 businesses, including investment and business coaching companies (FTC, 2021). In January 2025, the FTC proposed expanding its Business Opportunity Rule to cover "investment opportunities," which the proposal defines to include training in how to flip houses (FTC proposed rule).
The direction is clear. Big promises, big upfront prices, and coaching that leaves students in debt are getting harder to defend.
Information Was Never the Bottleneck
Most people who buy a high-ticket program don't fail for lack of information. They stall on Monday, looking at a real property late at night with nobody to ask whether the numbers work. A binder can't answer that question.
The New Model: Low Cost, Daily Use, Ongoing Coaching
FORGE was built to flip the structure. Instead of a large upfront package, it's a monthly membership for an AI operating system that covers coaching, underwriting, negotiation, and capital. It's designed to deliver what a $30,000 coaching program sells, available 24/7 and in your pocket, for a fraction of the cost.
The difference is that members use it every day to do the work:
- Find deals. Property Search surfaces pre-foreclosures, absentee owners, high-equity and vacant properties, and tax-delinquent leads.
- Analyze them. The Deal Analyzer runs comps for 2–4 units and NOI, cap rate, and DSCR for 5+ units, and it exports a lender-ready PDF.
- Check the market. The Market Oracle gives a Buy, Watch, or Avoid verdict for any market.
- Find capital. Capital Radar matches your deal to private lenders actively deploying capital in your target market.
- Get coached, continuously. The ARIS AI Coach is available 24/7 across wholesaling, flipping, rentals, STR/MTR, multifamily, commercial, and tax, and it remembers your pipeline through the built-in Deal CRM.
- Keep learning. Education covers 22 topics with three mastery tiers and graded quizzes, and the Real Estate Lab lets you rehearse negotiations against ARIS before the stakes are real.
Why the Monthly Model Keeps Us Honest
Here's the part that matters most. A high-ticket seller gets paid whether or not you ever use what you bought. A monthly platform only lasts if members keep deciding it's worth renewing, month after month.
That changes the incentive. We don't earn your membership with one big pitch. We have to earn it again every month by being useful on your actual deals. We'd also rather you self-select out than buy the wrong thing. FORGE isn't for people who want someone else to find and close deals for them, or who are looking for a guaranteed-return investment product. Our 30-day satisfaction guarantee covers the quality of the platform and content (Earnings Disclaimer).
None of this promises income. FORGE is an educational and execution tool, and results depend on your effort and your market. The model doesn't guarantee outcomes. What it does is stop putting all the risk on the student.
Every Competitor Sells Hope. We Sell Execution in a Pocket.
The high-ticket era sold knowledge at a moment in time. The model replacing it is a partner that works 24/7, costs a fraction as much, and gets better every month.
FORGE and ARIS are educational and execution tools. Nothing here is a promise of income or results; individual outcomes vary. See our Earnings Disclaimer.
