Most real estate education teaches negotiation as a script: say this when they object, say that when they push back. Scripts help you sound prepared. They don't help you actually negotiate — because a real seller, lender, or contractor doesn't follow your script, and the moment they go off it, most investors freeze or fold.

Negotiation Is a Skill, Not a Script

A script gives you words. Negotiation is the judgment to know which words to use, when to hold your position, and when a "no" is actually a "not yet." That judgment only comes from repetition — from having the conversation enough times that the pressure of a real objection doesn't rattle you anymore.

Know Your Number Before You're in the Room

Whether you're negotiating a purchase price, a private lending rate, or a contractor's bid, walk in knowing your maximum (or minimum) before emotion or urgency enters the conversation. Investors who calculate their number live, under pressure, consistently negotiate worse deals than investors who did the math beforehand and simply held the line.

Silence Is a Tool, Not a Failure

New negotiators tend to fill every pause — often talking themselves into a worse deal in the process. After you state your offer or your number, stop talking. Let the other side respond first. This single habit change resolves more negotiations in your favor than any clever phrase you could memorize.

Every Counterparty Has a Different Motivation

A motivated seller is usually solving for speed and certainty, not just price. A private lender is solving for downside protection. A contractor is solving for a predictable, well-defined scope. Negotiating well means identifying what the other party actually needs — which is rarely identical to what they say they want — and then structuring your offer around it.

Practice Against Someone Who Pushes Back
